Thailand LTR Visa Guide — The 10-Year Long-Term Resident Visa (2026)
A clear guide to Thailand's LTR visa: the four categories, income and investment requirements, the 17% flat tax, and how to check if you qualify.
What Is the LTR Visa?
The Long-Term Resident (LTR) visa is a 10-year visa administered by Thailand’s Board of Investment (BOI) to attract high-potential foreigners — wealthy individuals, retirees, remote professionals, and experts in targeted industries. It is one of the most comprehensive long-stay options available, bundling benefits that other visas don’t.
Disclaimer note: LTR criteria and processing are set by the BOI and can change. This is general information, not legal or immigration advice. Always confirm current requirements at the official BOI LTR portal (ltr.boi.go.th) before applying.
Why the LTR Stands Out
- 10 years of residence (5 + 5), versus the annual renewals of most visas
- Annual reporting instead of 90-day reporting
- A digital work permit option for eligible categories
- Fast-track immigration lanes at major airports
- A flat 17% income tax rate for Highly-Skilled Professionals
The Four LTR Categories
1. Wealthy Global Citizen
For high-net-worth individuals. There is no age requirement and, as of 2025, no minimum income requirement. You need:
- Total worldwide assets of at least USD 1,000,000
- An investment of at least USD 500,000 in Thai government bonds, foreign direct investment, or Thai property
2. Wealthy Pensioner
For retirees aged 50 and above with stable passive income:
- Passive/pension income of at least USD 80,000 per year; or
- Passive income of USD 40,000–80,000 per year plus an investment of at least USD 250,000 in Thai bonds, FDI, or property

3. Work-from-Thailand Professional
For remote workers employed by established companies abroad:
- Personal income of at least USD 80,000 per year over the past two years (or USD 40,000–80,000 with a master’s degree, intellectual property, or Series A funding)
- Employment with a public company or a private company with combined revenue of at least USD 150,000,000 over the past three years
4. Highly-Skilled Professional
For experts working in Thailand’s targeted industries:
- Personal income of at least USD 80,000 per year (or USD 40,000–80,000 with a relevant master’s degree; no minimum if employed by a Thai government agency)
- The standout benefit: a flat 17% personal income tax rate
Health Insurance Requirement
Every LTR category requires health coverage. You can satisfy this with health insurance of at least USD 50,000, valid social security benefits, or a deposit of at least USD 100,000.

Frequently Asked Questions
How many LTR visa categories are there?
Four: Wealthy Global Citizen, Wealthy Pensioner, Work-from-Thailand Professional, and Highly-Skilled Professional. Each has its own income, asset, or investment criteria, but all require health insurance of at least USD 50,000 (or social security, or a USD 100,000 deposit).
What income do I need for the LTR visa?
Most categories look for personal income of at least USD 80,000 per year. Work-from-Thailand and Highly-Skilled applicants can qualify with USD 40,000–80,000 if they hold a relevant master’s degree, intellectual property, or Series A funding. The Wealthy Global Citizen category has no income requirement as of 2025.
Does the LTR visa give a tax break?
Yes, for one category. Highly-Skilled Professionals working in targeted industries receive a flat 17% personal income tax rate instead of the progressive rate of up to 35%. All LTR holders also report once a year instead of every 90 days.
How long is the LTR visa valid?
The LTR is a 10-year visa, issued as 5 years and renewable for another 5, and it includes a digital work permit and fast-track immigration at major airports.
